GENERAL CONDITIONS


1. PRICES

The prices are per apartment and night, for a minimum stay of 4 nights and a minimum occupancy of 2 persons in the apartment RIENZ and a minimum occupancy of 3 persons in the apartment PLOSE and a minimum occupancy of 4 persons in the apartments GITSCH and RODANK. For short stays of up to 3 nights, we apply a surcharge of 30 Euros per night.
For each additional person we apply the following prices:
  • Children from 0-2,99 years: FREE (only if standard occupancy is reached)
  • Children from 3-13,99 years: 10 Euro per night
  • Children from 14 years and adults: 20 euro per night
During the main season, stays are only possible from Saturday to Saturday.

In any case, do not hesitate to request a personalized offer, in which, where possible, we could take into account Your particular needs.
The prices include:
Bed linen, towels, fully equipped kitchen, satellite TV, electricity, heating, final cleaning, outdoor parking, WI-FI connection, ski/bike storage room, Holidaypass, VAT.
The prices do not include the tourist tax of 1,15 Euro per person (from 14 years) and night.
In case of late arrival, early departure (also due to weather conditions not depending on us), unoccupied beds, no-show, the price will be charged according to the booking.
Additional services for a fee: daily cleaning, midweek linen change, breakfast.


2. RESERVATION, DEPOSIT AND PAYMENT METHODS
The reservation becomes binding upon payment of the deposit of 30% of the total price of the stay and the receipt of our written booking confirmation. The deposit can be paid by bank transfer to the following bank account:

The accommodation bill of the stay will be settled the day before departure with one of the following payment methods:
  • in cash for total amounts up to 1999.99 Euro;
  • by bank transfer (in this case the entire payment for your stay should be transferred before your arrival);
  • by credit card (VISA, Maestro, Mastercard, Euro Card) and debit card.
In case of late arrival, early departure or reduced number of guests, fully pay for the entire booking period is required.


3. CANCELLATION
Although cancellations are inconvenient for both, unforeseen incidents can always occur. The Consumer Protection Code does not provide for a right of cancellation. Nevertheless, we offer the following conditions for cancellations:
  • up to 3 months before the date of arrival: the reservation can be cancelled without any cancellation fee, but the deposit will be retained;
  • 3 to 1 month before arrival: 40% cancellation fee on the total amount of the reservation;
  • from 1 month to 2 weeks before the date of arrival: 70% cancellation fee on the total amount of the reservation;
  • from 2 weeks before the date of arrival: 90% cancellation fee on the total amount of the reservation;
  • In case of "NO SHOW" or early departure the guest has to pay the full amount of the reservation.


4. ARRIVAL AND DEPARTURE
Arrival: On the day of arrival we expect you at between 15.00 and 19.00 o'clock. Of course you can arrive earlier, but we cannot guarantee that the apartment will be cleaned by then. In case of a delay, we would appreciate to hear from you.
Departure: On the day of departure we kindly ask you to leave not later than 10:00 a.m. so that we can guarantee that the next guests will receive the apartment at the agreed time. If you still would like to spend the day with us, we are happy to store your suitcases for some more hours. Changes in arrival and departure times are possible on request.
On request, if you decide to arrive by bus or train, we can offer a pick-up service from the train or bus station in Bressanone.


5. TRAVEL INSURANCE
We are looking forward to your arrival and surely you do too, but many things can happen between now and your arrival and during your holiday. We recommend when booking your stay, that you take out travel insurance against cancellation, early termination or late arrival, so that you can look forward to your holiday with happiness and not worry.


6. PETS
We love animals, but out of consideration for our next guests, pets are not allowed!


7. NO SMOKING
On our farm we give great importance to a healthy lifestyle and therefore we ask you not to smoke in the apartments. Of course you can enjoy a cigarette on the balcony or outside.


8. EXCLUSION OF LIABILITY
We strive to provide accurate and complete information on this website.
